High Demand Location Close to Lakes, Parks & Downtown Minneapolis

Once upon a time — like, 1980 — there were about 50 ramblers on large lots in St. Louis Park’s Fern Hill neighborhood.

Torn down: original 1952 rambler.

Today?

I’d estimate that there are only about 30 left — make that, 29 after the recent bulldozing of 2512 Inglewood (photo, left).

The others have either been torn down and replaced with significantly larger new construction; have had second stories added to them (some integrated better than others with the preexisting home); or have had other major additions and/or updates.

Going . . . Up??

My crystal ball for 2512 Inglewood?

A two-story, luxury home with about 5,000 finished square feet, high-end finishes, and a 3-car garage.

At least, that’s what the location and current housing market support (vs. 1952, when the original home was built).

Done well, the finished product could easily fetch $1.5 million (or more) — that is, assuming it’s built on a “spec” basis (for sale on the open market) vs. as the owner’s new home.

P.S.: the existing home sold last spring for $540,000 in a private transaction, according to Hennepin County records.
